Service Approach

  • ● Acquire the project site resources conditions, municipal conditions and local requirements, use of municipal resources and meet the local regulations.
  • ● Communicate with the client on design standard, cost budget, operation requirements, to ensure M&E system segmentation meet the future requirement of the facility operation management.
  • ● Conduct detailed studies on M&E systems design to integrate and complement with architecture and structural requirements. Suggest reasonable M&E plant rooms space and height requirements layout.
  • ● Prepare MEP system design concept, schematic system drawings for each system and provide technical and detailed economic analysis reports.
  • ● Coordinate with architects on space planning for M&E plant rooms, riser shafts, main equipment rooms, building facade louvres, rooftop and outdoor space.
  • ● Provide vertical transportation traffic flow analysis, elevator shaft requirements and assist architect with planning and design on floor layout.
  • ● Attend design review meetings with authorities and mechanical and electrical professional institution.
  • ● Prepare or review of MEP conceptual, preliminary, construction and ID design drawings.
  • ● Prepare suitable tender flow and plan based on the process of the project.
  • ● Provide technical specification to the M&E contractor or provide technical documents of supply contractor, to specify the function of the M&E facilities and the requirement for the selection of equipment.
  • ● Answer to Tender queries, evaluate tender bids, to prepare final Tender report to determine contractors for award.
  • ● To monitor and review the major equipment and materials procurement schedules submitted by the contractors.
  • ● To monitor and review the shop drawings schedules submitted by the contractors.
  • ● To provide technical advice and assistance during construction phase.
  • ● To review and provide technical advice on design changes brought up by LDI.
  • ● In the event of any additional claims arises during the construction phase, to provide technical opinions for evaluation purpose.
  • ● Conduct periodic site inspection to inspect all MEP installations meet the design and code requirements. To provide a written site inspection report to identify defects and any corrective actions needed for non-compliance.
  • ● To review all MEP commissioning schedules and programs submitted by the contractors. To check and witness site commissioning to verify whether the MEP installations and systems and operating normally and comply with the design requirements.
  • ● In the event of abnormality, to provide a defects and rectification punch list.
  • ● To follow up and supervise the handing over process to ensure that the MEP systems is properly handed over to the maintenance and operation team.
